The site is zoned Single House Zone under the Auckland Unitary Plan. This zone is intended for areas where the existing suburban built character and amenity is to be protected and enhanced, and where subdivision and development are managed accordingly.

WHAT IS THE SINGLE HOUSE ZONE IN AUCKLAND?

The Single House Zone under the Auckland Unitary Plan applies to residential areas where standalone dwellings are the predominant and expected built form.

It sets standards for site coverage, height, setbacks and density to maintain a low-density residential character. At The One Bleakhouse, this zoning means each lot will accommodate one standalone dwelling.

WHAT IS A DESIGN REVIEW PANEL AND WHY DOES IT APPLY HERE?

A Design Review Panel (DRP) is a group of design professionals - typically covering urban design, architecture and landscape design - who review proposed developments against a set of agreed design criteria.

At The One In Bleakhouse, all proposed dwellings must receive DRP approval prior to construction. The DRP process runs in addition to, and does not replace, Auckland Council resource consent or building consent requirements.

WHAT IS A DESIGN COVENANT ON A PROPERTY TITLE?

A design covenant is a legally binding condition registered on a property title that requires the owner to meet certain design standards before building.

At The One In Bleakhouse, covenants are placed on individual lot titles to support the design approval process and ensure all dwellings contribute positively to the character and quality of the neighbourhood.

WHAT IS THE DIFFERENCE BETWEEN RESOURCE CONSENT AND BUILDING CONSENT IN NEW ZEALAND?

Resource consent is approval from your local council (Auckland Council) that a proposed activity or development complies with the Resource Management Act and the relevant district or unitary plan.

Building consent is separate approval confirming that the design and construction of a building meets the New Zealand Building Code. At The One Bleakhouse, dwellings are expected to generally comply with the Auckland Unitary Plan as a permitted activity, though resource consent may still be required where permitted activity standards are not met. Building consent is required regardless.
